The "Songpa Hanam Line Metropolitan Railway" project, which extends Seoul Subway Line 3, will be promoted in earnest. When it opens in 2032, the travel time from Hanam Gyosan Public Housing District (district) in Gyeonggi Province to Gangnam Express Terminal in Seoul is expected to decrease by about 30 minutes. Songpa-gu Olympic Village and Hanam Gamil District are also considered beneficiaries.
The Metropolitan Transportation Committee of the Ministry of Land, Infrastructure and Transport announced on the 21st that it plans to approve the basic plan for the Songpa Hanam Line metropolitan railway on the 22nd. Songpa Hanam Line is an 11.7-kilometer wide-area railway line that extends the Daehwa-Ogeum section of Subway Line 3 to Hanam City Hall Station in the northeast (transit line 5).
The key point is that Line 3, which passes through major city centers such as Gyeongbokgung Palace in Jongno-gu, Seoul and Gangnam Express Terminal in Seocho-gu, will be extended to Hanam Gamil and Gyosan New Town. It is also a major measure to improve metropolitan transportation in Hanam Gyosan, the third new city. A total project cost of 1.8356 trillion won will be invested with the aim of opening it in 2032.
A total of six new stations will be built through Songpa Hanam Line, including one in Bangi-dong, Songpa-gu, Seoul, and five in Hanam Gamil and Gyosan-gu. The same type of train as the existing Line 3 will be operated. Daegwangwi expected that the Songpa Hanam Line would alleviate chronic traffic congestion in Hanam-si, which relied on the Hanam extension line of Subway Line 5, Misadae-ro, and Olympic-daero.
It is also expected to reduce commuting time to work districts. It currently takes more than 70 minutes from Hanam Gyosan Mountain to Gangnam Express Terminal, but the travel time is expected to be reduced by 30 minutes to 40 minutes when the Songpa Hanam Line opens. Kim Soo-sang, head of the Metropolitan Transportation Division, said, "The project to build the 3rd new city wide-area transportation facility has begun in earnest. We will actively support it to open without a hitch by 2032.

Experts analyzed that apartments in the Olympic Athletes' Correspondent Village, a large complex in Bangi-dong, Songpa-gu, and Hanam Gamil New Town, which has 13,797 households, are the beneficiaries. Information Hyun, a senior researcher at NH Investment & Securities, said, "The Olympic Reporter's Village is a complex where three lines of Seoul Subway Line 3, 5, and 9 pass, and will attract attention once more in conjunction with the reconstruction issue."
Park Hap-soo, an adjunct professor at Konkuk University's Graduate School of Real Estate, said, "The most beneficiary site is Hanam Gamil New Town," adding, "In fact, it has the effect of being incorporated into the living area of Songpa-gu." Professor Park continued, "The market price seems to be able to rise by 10-20%."
Built in 2020 with 932 households, Hillstate Powell City in Gami-dong hit a new price with an exclusive area of 84㎡ (13th floor) traded at 1.355 billion won on the 21st of last month. An area of 90㎡ (22nd floor) dedicated to The Shop Powell City in Gami-dong also reached a new high on the 8th, trading at 1.3 billion won. A representative of a nearby real estate agency said, "The wide-area transportation plan is so unclear that those who were hesitant to purchase will likely turn to a positive review," adding, "The number of inquiries that have decreased sharply since the June 27 loan regulation is expected to increase."
Attention is also being paid to whether Hanam Gyosan, which is the number one preference among the third new cities, will increase its popularity. Hanam Gyosan District will have 36,734 households on about 6.86 million square meters of land. The A2 block, which first began its main medicine in Gyosan, Hanam in April, attracted 80,000 people to supply 387 households. The remaining blocks of Hanam-Gyosan Mountain will be sequentially started from 2026.
The area around Hanam City Hall Station, located near the A2 block, is also mentioned as a beneficiary site. Professor Park explained, "The fact that lines 3 and 5 pass at Hanam City Hall Station means that you can go to Gangnam, Daechi and Gwanghwamun business districts at once." Park Won-gap, a senior real estate expert at KB Kookmin Bank, also said, "The closer to the end station, the greater the effect of the new transportation. Songpa Hanam Line will benefit the most near Hanam City Hall Station," he said.
However, member Park said, "Transportation favorable factors tend to be reflected at the same time during the initial announcement. The favorable factors may have already been reflected in housing prices, he said. "Even if the market price does not rise, if there is good news, there will be downward rigidity that prices do not fall easily."
